Information for Prospective Tenants

Viewings

We accompany all viewings. Should you wish to arrange a viewing please call the office on 01249 55 41 41. We normally require 24 hours notice to access properties, however this is not always the case.

Reserving a property / Referencing

Once you have found a property that you would like to rent, you will need to complete and return a reference form. A referencing fee will be payable, this will double up as your holding fee and is non-refundable.

Any adult over the age of 18 will be required to complete a referencing form and we will undertake a credit check, employer reference and previous Landlord reference.

Rents

Rent is per calendar month and always payable in advance. All utilities are payable separately and the responsibility of the Tenant unless otherwise stated.

Deposit

A deposit equivalent of six weeks rent is required in cleared funds prior to the tenancy commencement. This will be held by Butfield Lettings as 'stakeholders' in a secure deposit account for the duration of the tenancy. In some situations (such as a tenants having pets) a landlord may require more than 6 weeks deposit.

Additional fees

Prior to tenancy commencement, we will require tenants to pay an Agency Admin Fee to cover check in, check out and all administration costs involved with setting up the tenancy.

At the end of the initial fixed term tenancy, if the Landlord and Tenant wish to renew their contract, a Tenancy Renewal Fee will be payable. This is split equally between Landlord and Tenant.

Referencing/Holding Fee £80 (per person). This fee is payable up front and acts as a holding fee for the property. A full reference of each applicant over 16 years old will be carried out to include employer's reference, credit check and previous landlord check. This fee is non-refundable should you fail the referencing process.
Agency Admin Fee £150 per property. For all administration and check in & check out.
Tenancy Renewal Fee £100 (split 50/50 with Landlord). For renewal of tenancy agreements after initial fixed term.
Cleaning ** When you move into a property it will have been professionally cleaned. In line with your tenancy agreement, you must ensure the property is professionally cleaned upon leaving. This must include ovens and carpets. Butfield Lettings will require receipts. We are able to recommend cleaning companies if required.
** If you have pets you will be required to deodorise and fumigate the property.
