Tenants Fees

This document outlines all of the fees associated with renting a property with Butfield Lettings:
Referencing/Holding Fee £80 (per person or per guarantor). This fee is payable up front and acts as a holding fee for the property. A full reference of each applicant and each guarantor over 16 years old will be carried out to include employer's reference, credit check and previous landlord check. This fee is non-refundable should you fail the referencing process.
Agency Admin Fee £150 per property. For all administration and check in & check out with an independent inventory clerk.
Rents Rent is per calendar month and always payable in advance. We will require Tenants to provide relevant information so that a Standing Order Mandate can be set up.

All utilities are payable separately and the responsibility of the tenant unless otherwise stated.

Occasionally, a Landlord may require Tenants to pay rent in advance to cover the duration of the tenancy (normally 6 or 12 months). This is usually due to financial/credit status concerns and will always be discussed and agreed with both Landlord and Tenant in advance.
Deposit **A deposit equivalent of six weeks rent is required in cleared funds prior to the tenancy commencement. This will be held by Butfield Lettings as 'stakeholders' in a secure deposit account for the duration of the tenancy, as required by Law.

If you have pets you will be required to pay two months' rent as a deposit.**
Tenancy Renewal Fee £50. For renewal of tenancy agreements after initial fixed term if applicable.
Insurance In taking this tenancy, your agreement stipulates that you must have adequate insurance cover (minimum cover £2,500) that will pay for any accidental damage to the Landlords furniture, fixtures and fittings in the property.

We will contact you to obtain confirmation that you have this cover in place and if not, provided you have given consent, our insurance partner company Agent Assure will contact you to discuss your insurance needs.

Proof of cover must be provided to us prior to the commencement of the tenancy, failure to do this will result in the commencement of tenancy being delayed until purchase is provided to us.
(1) MONEY LAUNDERING REGULATIONS - prospective tenants will be asked to produce identification documentation during the referencing process and we would ask for your co-operation in order that there will be no delay in agreeing a tenancy.
